Terms and Conditions

Booking Terms & Conditions for our  Guest Rooms, Cottages, Restaurant / Café  &  Wine Bar

01. Availability/ Booking

Please contact us first ­ either by phone or email­ to check availability. Please follow all Covid-19 Guidelines and follow staff requests to ensure compliance. Failure to comply will result in your booking being canceled.

02. Required booking details

For a confirmed booking we need following information: Date of check in and check out, Anticipated time of check ­in.  Please let us know any change in expected arrival time Indication of accommodation type, i.e. ***Holiday Cottages, Deluxe Double or Twin Guest Room (and preference, if any, for a room number) ­ Name of the guest(s) plus telephone and/or fax number Credit Card number, expiration date, security code and details of cardholder with name as it appears on the card.

03. Booking confirmation and deposit

Reservations are considered final once they are confirmed by us, whether by phone or in writing. At the time of your booking, we reserve the right to charge your credit card for a non­-refundable deposit of 50% of the total rent (Holiday Cottages) / the first night of your stay (Guest Rooms). If paying by cheque or otherwise, this non-­refundable deposit  is payable within 14 days of making a preliminary reservation. For the Holiday Cottages, final payment must be received latest six (6) weeks prior to your arrival, unless accommodation is booked last minute.

04. Cancellation policy

Due to our small size, we can unfortunately not process provisional bookings. This would unnecessarily block the availability of our rooms to those who require a confirmed reservation. Therefore, please only book rooms once you are certain about your itinerary. When bookings are confirmed by us, whether by phone or in writing, cancellations of bookings for the Holiday Cottages can not be accepted within the last two (2) weeks prior to scheduled arrival (you will be charged for the full stay). We advise you to take out a travel insurance which covers unforeseen cancellations within this last period. For the Guest Rooms, we have a 48­ hour cancellation policy.

05. Linen supply and changeovers (Cottages only)

Prices include bed and kitchen linen as well as a changeover once a week.  Additional change of bed linen by request is not included in the price and can be done at an extra change. Bath towels can also be supplied at an extra charge.

06. Electricity usage (Cottages only)

For the self­ catering ***Holiday Cottages, electricity usage to the value of €25 per booking is included in the price. Any usage above this will be charged additionally at the current market rate.

07. Loss, damage, breakage etc...

Rolf's Country House cannot be held responsible for any loss or damage to valuables personal property. You are recommended to have the appropriate insurance cover in place. Any loss, damage, breakage etc. to the Holiday Cottages and/or Guest Rooms and/or to their contents must be paid for by the renter. This includes replacement keys. We have a strict no smoking policy in the guestrooms and any area inside the building, A cleaning charge of 150€ will be applied should you smoke in a room.

08. Liability

The proprietors, management and employees of Rolf's & Co Limited (trading as Rolf's Country House Hotel) shall not be liable nor will accept any responsibility for any injury, loss or damage whatsoever ­ sustained by any person or persons, whether arising under the expression or implied terms of any rental agreement, or at Common Law (including any negligence of the proprietors, their servants or agents) or in any other way whatsoever. The exclusion of the implied terms contained in Section 39, Sale of Goods and Supply of Services Act 1980 is subject to the provisions of Section 40 of the said Act.

9. Breach of Contact

In the event of breach of contract on the part of the proprietors of Rolf's Country House howsoever, any loss and/pr damage ­ including consequential loss sustained by the renter ­ shall be limited to the sum paid by the renter to the proprietors of Rolf's Country House.

10. Rental duration, check­ in and check­out

Check ­in on day of arrival is between 16.00 and 22.00 local time. The latest checkout time on the day of departure is 10.00 local time, by which time your room(s) / cottage (s) will need to be vacated. You can, of course, have breakfast afterwards until 11.00. On departure, the Holiday Cottages / Guest Rooms, equipment and utensils must be left in a tidy condition.

11. Minimum stay requirement

During the summer months (June, July and August September), the Holiday Cottages are only available for weekly rental, which is from Saturday to Saturday. During Bank Holidays, we may require minimum stay of three (3) nights for the Holiday Cottages. During the rest of the year, the minimum rental period for the Holiday Cottages is 2 days. The Guest Rooms are rented on a one ­night basis all year round.

12. Compliance with Booking Terms

The management of Rolf's Country House may terminate occupancy if the Booking Terms are not complied with. Please note that we do not accept hen or stag parties.
